Full Property Management

Our Commitment:

  • Property appraisal with legal and safety recommendations and advice
  • Organising an Energy Performance Certificate (EPC) if required (at additional cost)
  • Comprehensive marketing and advertising
  • Erection of 'To Let' board
  • Accompanied viewings and regular feedback to owner(s)
  • Tenant selection and intense referencing and credit check process
  • Preparation of all legal documentation
  • Preparation of a detailed inventory and schedule of condition (at additional cost)
  • Accompanied and detailed move in with tenants at the property
  • Reading of all supply meters and notifying all utility providers of new occupancy
  • Receiving the first months' rent and deposit from the tenant in cleared funds
  • Tenancy deposit registered and transferred to the Deposit Protection Service (DPS)
  • Collection of monthly rental payments from tenants and transfer of rent to owner(s) less agents fees
  • Provide owner(s) with monthly financial statements
  • Monitor and chase any late rental payments (if required)
  • Regularly inspect the property and provide owners with comprehensive feedback
  • Manage all planned and emergency repairs and maintenance
  • Organise annual safety tests where required
  • Preparation and issuing of any notices that may be required
  • Preparation of annual income and expenditure statements
  • Extensive check out inspection at the end of the tenancy
  • Agree and negotiate with tenants any deductions from the deposit
  • Reading of all supply meters and updating all utility providers at move out

 

Once the tenancy has commenced, Hobbs & Webb will then deal with the full management of the property, giving you total peace of mind.

 

Tenant Find ‘Let Only’ Service

Our Let Only service is designed for Landlords who wish to manage the tenants and their property directly. It therefore must be stated that Hobbs & Webb and its agents have no further involvement or liability whatsoever after the commencement of the tenancy.
